As Project Director, IBS developed the master plan and manages the on-going, phased redevelopment and reprogramming of the 18-story former government office building into a state-of-the-art commercial data center. IBS is managing all aspects of the redevelopment, including MEP and structural engineering, architecture, interior design, and construction. The completed first phase of the project encompassed extensive infrastructure and base building upgrades, including installation of a new 18MW electric service with 2nd contingency protection, structural upgrades from 70 lbs/sf to 150 lbs/sf floor loadbearing, and MEP improvements. |
The mechanical system upgrades increased the capacity, added redundancy and provided concurrent maintainability. IBS installed a 3,200-ton air-cooled chiller plant and upgraded the existing condenser water cooling tower. Improvements also included a new pre-action sprinkler system. The exterior modifications included new roofs and brick repointing. Within the building, IBS managed construction of a new lobby and security station. Following the building-wide upgrades, IBS managed master planning, engineering and construction of several data center tenant fit-outs. These included a 45,000-square-foot white space facility for an international colocation firm and a data center for an IP communications provider. |
